Most apartments are live within 7–14 days. We schedule a walkthrough, organize professional photos, write the copy in English (and Spanish if relevant), set up listings across platforms, and load your property into our PMS. Larger or higher-spec units may take a bit longer if styling or small improvements are recommended.
You always have priority on your own apartment. Block any dates you want in the shared calendar — for personal use, family, or guests of yours — and we’ll keep those off all platforms. Just give us a heads-up so we can plan cleaning and turnover.
Monthly payouts via bank transfer (international or local Colombian bank). You receive a clear monthly report with gross revenue, expenses, fees, and net payout — same format every month, no hidden line items. A yearly summary is delivered in January for tax purposes.
We work on a rolling annual agreement, but with a fair exit clause — usually 60 days’ notice on either side. No multi-year lock-ins. We’d rather earn your continued business with results than trap you in paperwork.
Routine wear-and-tear and small fixes (under a pre-agreed threshold) are coordinated by us and billed at cost in your monthly report — no markup. Anything bigger is approved by you in advance. We have a vetted network of trustworthy technicians and cleaners in Medellín, so you don’t have to source providers yourself.
First, we’ll figure out why — pricing strategy, presentation, market conditions, or something else — and adjust. We share monthly performance honestly. If something isn’t working, we’ll tell you, and we’ll suggest concrete improvements (often within a modest budget). Our incentives are aligned: you earn, we earn.
